About Our Client
Our client is a subsidiary of one of Canada’s largest and fastest-growing real estate private equity firms, with over $20 billion of projected value and 90+ projects under development/management. The firm’s platform is focused on the investment and repositioning of multi-residential assets in urban markets across Canada and has experienced extremely high growth since its inception. This role will be integral to their small but growing team and work closely with the investments and property management teams and financing and investment partners.
Associate, Asset Management
We are seeking an Associate to join our client’s team. In this role, you will report to the Head of Asset Management. The successful candidate will be a highly motivated team player with a passion for multi-res real estate; value add repositioning strategies, and a desire to gain broad exposure across the company. In addition, they will be able to work in a fast-paced, dynamic environment and directly work with the Executive team.

Base salary is 100-110k plus a 25% yearly target bonus, LITP (long-term equity-linked bonus), benefits, and vacation. Our client is an advocate for diversity and recognizes the value of leadership.
Responsibilities
- Oversee a portfolio of multi-res properties, including underwriting and financing structures, property management and repositioning oversight, and investor reporting
- Forecast returns for each property based on investment timelines and repositioning budget
- Work closely with the acquisitions team on underwriting, due diligence, and onboarding of new properties
- Review acquisition budgets, including income and expense analysis and capital plans, and compare budgets and plans to proforma expectations and industry benchmarks
- Complete financial reporting and analysis for executive decision making
- Reviewing property management reports, including constructive review of variance analysis and construction execution
- Prepare property capital investment plans, including payback analysis and track project completion/cash flow timing to budget
Qualifications
- Minimum of 2 years of experience in real estate asset management, advisory, or finance underwriting real estate assets an asset
- University Degree in Real Estate, Business Management or Administration, or a related field required. CFA/MBA/CAIA a strong asset.
- Knowledge of real estate asset lifecycles, property valuations, value add strategies, construction, due diligence, and financing structures
- Superior communication skills, both written and verbal, with a successful track record in working with stakeholders of multiple disciplines
- Demonstrates excellent project management and presentation skills with an emphasis on leading the underwriting process directly
- Excels in a high volume, dynamic and fast-paced environment and enjoys new challenges
- Highly collaborative and self-motivated
- Skilled in the use of Word, Outlook, and Excel
