185 acres of industrial lands marketed within city

A private Calgary family, owners of JEC Enterprises, acquired 185 acres of land within the city boundaries over 25 years ago. The prime piece of real estate has now been brought to market through Lee & Associates as fully serviced industrial land located in Stoney off Country Hills Blvd. and Deerfoot Trail.

Jon Mook, president and managing director of Lee & Associates, says, “This large development will do much to help to solve the lack of serviced industrial land in the city, that will offer buyers with quick access to Stoney Trail via an under-construction clover leaf leading into 128th Avenue N.E. and a right turn only into the south lane of Deerfoot Trail. And it provides quick access to the Calgary International Airport.”

Lead engineer is Pasquini & Associates and the project is master-planned by B&A Planning Group, a Calgary-based company that has grown over the past more than 30 years into a multi-disciplinary firm with offices also in Edmonton and Vancouver. It is divided into I-G (industrial general), I-B (industrial business) and DC (direct control) sections. They offer a mixture of parcels including those suitable for self-storage, owner-user light manufacturing and distribution needs and in a higher office/quasi-retail component overlooking Deerfoot Trail that will give owners great exposure to drivers.

A direct control section on the north side of 128th Avenue is zoned for auto-related use, perfect for a truck service centre and large-scale gas station.

Designed as a first-class industrial park, parcels for sale range from 2.5 acres to 4.5 acres with multiple great sizes available that purchasing contiguous lots could offer up to 30 acres.
