Description

North Ridge Lodge is owned by Homeland Housing and is approximately 34 years old. Built in 1991, North Ridge Lodge consists of 45 bachelor lodge rooms with the commercial kitchen supplying these residents with three meals per day, seven days a week. The current kitchen ventilation system requires upgrading/revisions to bring it up to proper standards. For this reason, Homeland Housing is working with TWS Engineering Ltd. in soliciting for a company to complete the revisions to the kitchen ventilation system which include mechanical, electrical and structural work to bring this system up to code. As this project will involve not being able to cook meals out of the kitchen, Homeland Housing will be setting up a temporary kitchen in another section of the building, but will still require access to the walk-in cooler and freezer located in the kitchen. Hoarding will be required so that staff can access these 2 pieces of equipment. The scope of mechanical, electrical and structural work is fully detailed in the attached drawings and specifications from TWS Engineering. It includes, but is not limited to the following: • Structural work – new duct opening, new blocking for new duct opening, demolish existing half height wall and rebuild full height wall with horizontal blocking, add blocking in wall to support new fire suppression cabinet, replace existing exhaust with new exhaust and new exhaust ductwork (using existing duct opening in roof framing) and hang new hoods at ceiling. • Electrical work – upgrade existing electrical panel to a new matching 7 circuit panel board, installation of new light fixtures, fire suppression system to be connected for fire alarm system (disconnect, reconnect and verification to be included), installation of GFCI rooftop maintenance receptacle. • Mechanical work – partially demolishing and modifying existing MUA ductwork for new additional MUA ductwork, relocation existing domestic water lines/sprinkler lines/other ductwork/electrical/conduit/hydronic lines for new ductwork, installation of new gas line, installation of new MAU.interlocks for kitchen hood system, installation of new flue venting, installation of new ductwork, demolish existing kitchen hood/dishwasher hood/kitchen hood fire suppression system, installation of 2 new kitchen hood assemblies, complete air balancing of system, installation of new fire suppression system, construction of new non-combustible wall up to ceiling wall, installation of remote kitchen ventilation controller, installation of new dishwasher exhaust hood assembly, installation of fire damper, demolish existing roof top exhaust fans, installation of new roof top exhaust fans for kitchen hood and dishwasher.
