Description

The purpose of this Request for Proposals (“Request for Proposals” or “RFP”) is to invite prospective proponents (“Proponents”) with a successful track record of providing Construction Management services to submit proposals (each a “Proposal”) to Simon Fraser University (“SFU” or the “University”) for the provision of Construction Management services for the SFU HCT 301 suite fit-out project, project  number 309467CM (the “Project”), as further described in this RFP.

Simon Fraser University is expected to take possession of Suite 301 on January 1, 2026, at which point the space will be renovated to become the new home of SFU VentureLabs, the University’s flagship tech and business accelerator. The project scope includes:

• Complete interior renovation of Suite 301 (whole 3rd floor) to create a modern, flexible, and collaborative environment.
• Integration with the adjacent SFU-occupied space in the Spencer Building (HCC) through partial demolition of the existing demising wall to create one or two openings.
• Minimum upgrades required to meet building code requirements and SFU operational and technical standards.

The Construction Manager (CM) will be engaged to provide a full suite of construction management services necessary to plan, coordinate, and execute the renovation and integration of Suite 301 at Harbour Centre Tower with the adjacent space in the Spencer Building. These services are intended to support Simon Fraser University (SFU) in delivering a high-quality, on-time, and on-budget fit-out of the SFU Venture Lab Innovation Centre.

An estimated construction budget of $4.9M excluding GST has been allocated for this project and disbursement of funds will be incremental.

The substantial completion date is September 2026.

A Site Walk will be organized by SFU, and the date will be announced on MERX later.
